Rental Agreement & Terms

PAYMENT TERMS

A 50% deposit is required at the time of booking to confirm your reservation. Reservations made within 30 days of check-in require payment in full at the time of booking. The remaining balance for reservations booked more than 30 days in advance is due 30 days prior to check-in.

$1,000 refundable security deposit terms, followed by cancellation and house rules


SECURITY DEPOSIT

A $1,000 refundable security deposit is required for all reservations. The security deposit is separate from the rental charges and will be returned after checkout, provided there is no damage to the property, excessive cleaning required, missing items, or violation of the rental agreement.

CANCELLATION POLICY

Cancellations made 30 or more days before check-in will receive a full refund. Cancellations made 14–29 days before check-in will receive a 50% refund. Cancellations made less than 14 days before check-in are nonrefundable.

GUEST VERIFICATION & HOUSE RULES

The primary guest must provide a valid government-issued photo ID and sign the Coconut Cabana House Rules Agreement after booking. The name on the identification must match the primary guest on the reservation. The reservation is subject to the signed House Rules Agreement.

AGE REQUIREMENT

The primary renter must be at least 30 years of age, must stay at the property for the entire reservation, and is responsible for all guests and visitors during the stay. Valid government-issued photo identification is required to verify age and identity.


OCCUPANCY, VISITORS & PETS

Coconut Cabana has a maximum overnight occupancy of 8 guests. Only guests included on the reservation may stay overnight at the property. Additional visitors must be approved in advance. Parties, events, and large gatherings are not permitted. Pets are not permitted.


SMOKING & VAPING

Smoking and vaping are not permitted inside Coconut Cabana, in the pool area, or under the Tiki Hut. Smoking is permitted outdoors only. A designated receptacle for cigarette butts is provided near the fire pit. Please dispose of all cigarette butts in the designated receptacle. Guests will be charged an additional $250 for extra cleaning, deodorizing, or damage resulting from a violation of this policy.


POOL & HOT TUB SAFETY

Use of the pool and hot tub is at the guest’s own risk. Children must be supervised by an adult at all times. No diving, running, or glass is permitted in the pool or hot tub area. Guests are responsible for following all posted safety rules.


DAMAGE & PROPERTY CARE

Guests are responsible for any damage to the property, furnishings, amenities, or equipment caused by themselves or their guests during the stay. Any damage, missing items, or maintenance issues should be reported promptly. Costs for damage, missing items, or excessive cleaning may be deducted from the security deposit.

SECURITY CAMERAS

For the safety and security of the property, exterior security cameras are located at the following areas:

  • Front door — Ring doorbell camera
  • Driveway — security camera for safety and liability purposes
  • Pool pump — camera monitoring the pool equipment only; this camera does NOT monitor the pool area.

There are no cameras inside the home. Tampering with, unplugging, covering, disabling, or otherwise interfering with any security camera is strictly prohibited and may result in termination of the stay without refund.

NOISE & NEIGHBORHOOD

Coconut Cabana is located in a residential neighborhood. Guests are expected to be respectful of our neighbors and keep outdoor noise at a reasonable level, particularly during nighttime hours. Excessive noise, disruptive behavior, or disturbances that result in complaints are not permitted.

CHECK-IN & CHECK-OUT

Check-in is at 4:00 PM and check-out is by 11:00 AM. Early check-in or late check-out must be approved in advance.
